What’s Happening in the Nanton Market?
July was a quieter month for Nanton real estate, with 3 residential sales, down from 6 in July 2025. New listings also fell sharply, with just 5 new properties coming to market compared with 11 a year earlier.
Despite slower activity, underlying pricing has remained stable. The residential benchmark price was $382,500, virtually unchanged from July 2025, while the detached benchmark was $383,500.
With 12 active listings and 4.0 months of supply, buyers have somewhat more choice than they did a year ago, but inventory remains relatively limited in absolute terms.

Stable benchmark pricing is encouraging, but slower sales and increased months of supply mean buyers can be more selective.
In a smaller market such as Nanton, pricing and presentation matter considerably. Lot size, renovations, garage space, age, condition and location can all materially affect value, so relying on a town-wide average is rarely enough.
For Nanton Buyers
Buyers currently have more breathing room than during extremely tight market conditions, but good properties can still attract attention quickly.
With only 12 homes in inventory at the end of July, choice remains limited enough that buyers should be prepared when the right property appears.

Those figures do not mean the typical Nanton home suddenly became worth more than $500,000.

The Year So Far
Through the end of July, 30 residential properties have sold in Nanton in 2026, essentially unchanged from the same period last year.
At the same time, only 35 new listings have come to market, approximately 20% fewer than during the same period in 2025. The year-to-date residential benchmark price sits at approximately $382,343, about 3% higher year over year.
This gives us a more useful picture than July alone: sales for the year are holding steady, fewer new properties have been listed, and benchmark pricing remains above 2025 levels.
