What's Happening in the Calgary Detached Market?

Calgary recorded 1,012 detached home sales in July, down only 2% from the same month last year. At the same time, 1,707 new detached listings came onto the market — a 10% year-over-year decline.

There were 2,939 detached homes in inventory, approximately 5% fewer than in July 2025. With sales representing about 59% of new listings, months of supply stood at 2.90 months.

Pricing has softened modestly. Calgary's detached benchmark price was $743,900 in July, down approximately 1.9% from a year ago. However, the benchmark remains well above levels seen only a few years ago and has been relatively stable through the spring and early summer of 2026.

The overall picture is therefore one of moderation rather than a major correction: fewer transactions, somewhat softer pricing and more normal negotiating conditions.

For Calgary Sellers

Calgary detached homes are still selling, but buyers now have more opportunity to compare properties and negotiate.

The days when almost any appropriately located detached home could be listed aggressively and expect immediate competition are no longer consistent across the market.

With approximately 2.9 months of supply, sellers should place greater emphasis on:

  • accurate pricing from the beginning;
  • presentation and condition;
  • understanding competing listings;
  • professional marketing;
  • and responding quickly if market feedback indicates the price is too high.

Homes that are well positioned relative to their competition can still attract strong interest, but the market is less forgiving of ambitious pricing.

For Nanton Buyers

Buyers currently have more breathing room than during extremely tight market conditions, but good properties can still attract attention quickly.

With only 12 homes in inventory at the end of July, choice remains limited enough that buyers should be prepared when the right property appears.

The Year So Far

Through the end of July, 30 residential properties have sold in Nanton in 2026, essentially unchanged from the same period last year.

At the same time, only 35 new listings have come to market, approximately 20% fewer than during the same period in 2025. The year-to-date residential benchmark price sits at approximately $382,343, about 3% higher year over year.

This gives us a more useful picture than July alone: sales for the year are holding steady, fewer new properties have been listed, and benchmark pricing remains above 2025 levels.
