What's Happening in the Okotoks Detached Market?

July was a stronger month for detached-home sales in Okotoks, with 48 homes sold, up 30% from the 37 sales recorded in July 2025. There were 60 new detached listings, an increase of 7% year over year. 

Inventory remained relatively contained at 95 detached homes, just 4% higher than a year ago. With sales representing 80% of new listings, months of supply was only 1.98 months. 

Prices, however, remain somewhat softer than last year. The detached benchmark price was $695,700, down 2.2% from July 2025.

The combination is interesting: sales activity strengthened considerably, supply remains relatively tight, but prices have not yet returned to last year's levels. That suggests a market with healthy buyer demand, but buyers remain price conscious.

For Okotoks Sellers

July's 30% increase in detached sales is encouraging for sellers, particularly with fewer than two months of supply.

However, the benchmark price remains below last year, which suggests buyers are still sensitive to value. Sellers should not interpret stronger sales activity as an opportunity to automatically push prices higher.

Homes that are properly priced, well presented and competitive with similar properties are better positioned to take advantage of the current level of demand.

Location within Okotoks, lot size, age, renovations, garage configuration, condition and proximity to amenities can all materially affect value, so city-wide averages should only be used as a starting point.

For Okotoks Buyers

Okotoks buyers are dealing with a somewhat tighter detached market than Calgary overall.

At 1.98 months of supply, desirable detached homes can still attract considerable attention. July's 80% sales-to-new-listings ratio also shows that a substantial proportion of new supply is being absorbed by buyers. 

That does not mean buyers should overpay. Benchmark pricing remains below last year, and the market is more price-sensitive than during the strongest seller-market conditions.

For a well-priced home in a sought-after area, buyers should be prepared to move decisively. For properties that have been on the market longer or require updating, there may be considerably more room to negotiate.

The Year So Far

Through the end of July, 277 detached homes have sold in Okotoks in 2026, approximately 5% fewer than over the same period last year.

There have been 434 new detached listings, down approximately 3%, while the year-to-date detached benchmark price sits at approximately $697,000, around 1.2% below 2025 levels. 

The year-to-date median sale price is approximately $711,750, while the average detached sale price is approximately $757,623. 

The broader picture is therefore more moderate than July alone suggests: year-to-date sales are slightly lower and benchmark pricing is modestly softer, but July itself showed a significant rebound in buyer activity.
