What's Happening in the High River Detached Market?

High River recorded 15 detached-home sales in July, up 7% from the 14 sales recorded in July 2025. At the same time, only 16 new detached listings came onto the market, down 24% year over year. 

There were 39 detached homes in inventory, an increase of 22% from last July. However, with almost as many sales as new listings, the sales-to-new-listings ratio reached 94%, and months of supply was 2.60 months. 

Prices remain relatively stable. The detached benchmark price was $573,200, down only 1.6% from July 2025.

Taken together, the numbers point to a market that is more balanced than the exceptionally tight conditions of recent years, but where buyer demand remains healthy and new supply was limited in July.

For High River Sellers

High River's July numbers contain some positive signals for sellers.

Detached sales increased despite a significant reduction in new listings, and 15 sales against only 16 new listingsindicates that buyers absorbed most of the new detached supply entering the market.

However, inventory is higher than it was last year and the benchmark price is modestly softer, so buyers have more opportunity to compare competing properties.

That makes accurate pricing and presentation important. Location, neighbourhood, lot size, garage, renovations, age and condition can create significant differences between otherwise similar High River homes.

A strong property that is priced appropriately can still attract good buyer interest, but sellers should be cautious about pricing based solely on what comparable homes achieved during stronger market conditions.

For High River Buyers

High River buyers have more choice than they did during the tightest periods of the market, with detached inventory 22% higher than last July. 

At the same time, July's 94% sales-to-new-listings ratio indicates that new detached supply was being absorbed quickly.

That means the market is not uniformly favourable to buyers. A property that is well priced and in good condition can still generate competition, while homes that have been on the market longer, require work or are priced aggressively may provide greater negotiating opportunities.

Buyers should consider each property individually rather than assuming broader market conditions apply equally across every neighbourhood and price range.

The Year So Far

Through the end of July, 95 detached homes have sold in High River in 2026, approximately 6% fewer than during the same period last year.

There have been 145 new detached listings, up 2%, while the average level of inventory has increased substantially compared with 2025. 

The year-to-date detached benchmark price is approximately $574,814, up 0.7% from last year. The year-to-date median sale price is $617,000, while the average detached sale price is approximately $629,683. 

This gives us an important distinction: July's benchmark price was slightly below last year, but the year-to-date benchmark remains slightly higher. Overall, detached values have been comparatively stable rather than experiencing a significant decline.
